Our broker has 20+ years of local real estate experience and we’re partnered with the owner of a local web/marketing agency. We bring a fun culture with flexibility for your beach lifestyle. We’ve maximized a commission structure to put more money in your pocket!
*Provisional brokers start at 75% commission with additional training and oversight by the Broker-in-Charge.
Highest Commission Splits
We start all full brokers with an 80% commission split. If you’re an established agent, we’ll discuss commission splits as high as 90%. If you’re a provisional broker, you’ll start at 75% commission splits. As a virtual agency, our overhead is lower and we share that savings with you!
No Desk Fees
As a virtual agency, you have access to the office and conference rooms but we encourage you to work anywhere. We don’t provide a full-time desk space for you and we don’t have to charge any desk fees – ZERO desk fee.
Marketing
This agency was built with marketing in mind. We will set you up with some free business cards to get started. We’ll create an “agent page” just for you with your listings and information for you to share.

Design
We have a design team that we can connect you with to help create designs for postcards, social media, banners, signs and more. It’s extremely affordable and they’ll do great work for you.
Photography & Videography: We also contract with a local visual content creator to showcase homes with you at an extremely affordable price! Drone Videos/Photos, Hi-end photography or a video walk-thru. These things can really help you SELL a home quickly.
Low & Transparent Fees
Other than your commission split, firms often have a ton of little hidden fees. NOT with Seaside Realty!
A typical firm would charge E&O Insurance fees (that stands for “Errors & Omissions”) around $150/month. We charge either $20 per transaction or $45/month – you pick.
A typical firm would charge a tech or software fee monthly. We charge a nominal $22/month and this can be deferred until you make your first sale.
No desk fees, copy fees, etc.. Nothing hidden with us.
On-Site Training
Our broker has a training guide to help you generate leads, network, market yourself and navigate all the tools needed to be a top performing agent!
No Franchise Fees
Many real estate firms are part of a larger franchise and require you to pay 7-10% of your commission as a franchise fee. Not us – we’re a privately owned firm with no hidden fees.
